Lease Execution & Renewals


Our system is designed to ensure you, as the property owner, do not have to be involved in this process - we do it all for you! During the lease signing process and lease renewal process you can expect the following:


After a qualified applicant is thoroughly screened and approved, we have a comprehensive and legally updated lease agreement signed by all tenants. We also include multiple lease addendums (lead-based paint, mold addendum, pet addendum) to ensure you, your property, and your tenant are legally protected to the full extent of the law.


We collect the first month’s rent at the time of lease signing. Security deposit and last month's rent are collected upon move in.


We ensure the property meets all of the safety requirements required by law.


We schedule and coordinate property assessments and walkthroughs before, during, and after a tenant move-in.


All of our tenants also receive online portal access to their tenant ledgers, account balance, documents and inspections.


Lease renewals are less detailed as the tenant has already been screened and approved, but we check to be sure they are still employed, and they are maintaining the property per their lease.  If the rent is increased, we collect the difference between what was previously paid for Security Deposit (SD) and Last Month’s rent (LMR) and the increases both. For example, if previously held SD and LMR were $1000.00 and rent has been increased to $1050.00, we collect an additional $50.00 towards SD and $50.00 towards LMR.
